2 Agendas In One…

Hi Everyone,

I’m writing 2 agendas in one this week. Going to Vegas this Wednesday and will still be there during the next meeting. This bulk email software allows me to send a message at a future date but I’m not sure how well it works so going to just go ahead and send them both.

 

This Week:
It’s going to be a treat. We have our attorney, Ross Hart, who is going to talk about legislation for and against the landlord currently in the Virginia General Assembly. He beat me to the punch this year and I have no clue about what’s going on except the Water Authority bill which is for us. Going to be a fantastic meeting. Got to know what they have planned for us in order to attempt to stop what’s bad.

Next Week:

We have our very own mortgage broker, Jamie Bailey, who will be covering the various types of mortgages that are now available.

Both of these meetings will be very busy. Both Ross Hart and Jamie have the ability to pack the house standing room only. We’re hoping that Shakers does the right thing and puts us on the left side where there is enough room.

Got A Tree You Need To Take Down? I have a tip for you…

As most of you already know, Craigslist is the best thing that came out since sliced bread. I use it for all kinds of things besides just renting my units.

For years I’ve been holding yard sales where Everything Is Free to clean out a house where a tenant left a bunch of junk. Or for one I just bought that is full of garbage. And every time I have lines of people waiting to get in and fighting for the junk. By the end typically everything is gone with exception of a few garbage bags of trash to sweep up. One man’s trash is another’s treasure. Lots of happy people. Fun stuff. If you want to know more about how those are most effectively done, ask me sometime in person. 

Here’s a tip that I tried out a few years ago and has worked so well that I do this every time I have a rotten or live tree that needs to be off my property. I put an ad in the free section that I have free firewood. All they have to do is bring their chainsaw and chop it up. If the tree is close to the house or something else I will have my guys drop it and leave it. Then it’s theirs (Craigslist people) to chop up. If it’s far enough away from everything I let them drop it, chop it and haul it away.

There are LOTS of people out there that want free firewood to heat their homes and don’t have access to any trees that they can use. I always get several calls and emails when I put an ad up. Less in the summer but believe me you will even find people to take it then.

So those are a couple ideas you can use to keep some of your money in your pocket. Saving money is making money!

Private Real Estate Investment Trusts…

This week we’re going to have Andy Ingram back out. Andy will be there to talk about Private or Non-Traded Real Estate Investment Trusts. These trusts aren’t openly traded on the stock market. There are several types of Private REIT’s which invest in things such as retail, industrial, multifamily, office and storage among others.

Most Private REIT’s sign net leases where the tenant is responsible for everything including property taxes, insurance, operating expenses, utilities, etc. The rent payments received by these REIT’s are often distributed in a steady monthly stream.

Best New Apps For Your Smartphone Operated Business

Did you know that you can let tenants read and sign your lease on your phone? Or put all of your most used files like your Account Statements for your property manager, work orders for your contractor, etc in the cloud so everyone you allow has access and knows at all points in time what tenants owe or what needs to get done. Or maybe you have some extra materials to sell or a place to rent and you take a picture with your phone and automatically upload it as an ad on Craigslist.

There are countless things that you can do with a smartphone and if you don’t have one yet it’s time to go ahead and get out of the dark ages because it WILL save you lots of time and money if you put the small amount of time into it learning how to operate it. Which by the way is so simple a child could do it so don’t tell me you’re too old to figure it out. That just means to me that you don’t want to.

Come on out this Tuesday for a fantastic presentation being done by our Chief Technology Officer, Frank Erhartic. He’s going to cover the latest apps that you can benefit from with your business. Bring a scrap piece of paper or something because I guarantee there are going to be apps that you want to remember to put on your phone if you have it or when you get it. Last year Frank did one of these and he saved me loads of time with the apps I learned about.

It’s going to be a great meeting. Get there early to get a seat. Hopefully we have the big room...
